FEES TO TENANTS for Agreements Commencing on or after 1st June 2019

The asking rent is payable monthly in advance and does not include the following fees to Tenants which may apply depending on your circumstances and the Property.

BEFORE YOU MOVE IN:

  • Holding deposit: equivalent to one week’s rent (to secure the Property, take it off the market, pending Landlord's approval)
  • In addition to the above we require a payment of one month’s rent in advance, plus 5 weeks’ rent in advance as a deposit (less the holding deposit), as CLEARED funds on our account prior to signing any agreement in respect of the tenancy

DURING YOUR TENANCY:

  • Administration fee in case of a changeover in tenant: £50 (no VAT) per applicant (Referencing, arranging the Tenancy Agreement, 1 hard copy of the Tenancy Agreement)
  • Unpaid rent: interest at 3% above Bank of England Base Rate from 14 days after due date.
  • Extra copy of the Tenancy Agreement: £10 (no VAT) per copy
  • Extra copy of the Inventory: £10 (no VAT) per copy
  • Deposit return by bank transfer: £15 (no VAT) per bank transfer
  • Additional cheque fee: £8 (no VAT) per additional cheque (Where the deposit is requested to refunded on more than one cheque)
  • Cheques presented with insufficient funds, or which do not clear, will incur a charge of £30 (no VAT)

FEES TO TENANTS for Agreements BEFORE JUNE 1ST 2019
( Fees below expire on or before 31st May 2020 )

The asking rent is payable monthly in advance and does not include the following fees to Tenants which may apply depending on your circumstances and the Property.

Before you move in:

  • Holding deposit: equivalent to two weeks rent subject to a minimum of £500 (No VAT) - per Property
    (To secure the Property, take it off the market, pending Landlord's approval)
  • Administration fee: equivalent to one weeks rent subject to a minimum of £250 - per Property
    (Referencing, contract negotiation, arranging the Tenancy Agreement, 1 hard copy of the Tenancy Agreement)
  • Guarantor fee £80 (no VAT) per Guarantor if required (Referencing and preparing the Deed of Guarantee)
  • Check-in fee: £35 (no VAT) per Property
    (Arranging an Inventory of the Property, explaining how appliances function and taking meter readings)

In addition to the above fees we require a payment of one month’s rent in advance plus one and a half months rent in advance as a deposit (less the holding deposit), as CLEARED funds on our account prior to signing any agreement in respect of the tenancy.

DURING YOUR TENANCY:

  • Administration fee in case of a changeover in tenant: £150 (no VAT) per applicant for the first change. Any change there after within the term of the tenancy agreement: £250 (no VAT) per applicant. (This fee is non-refundable in the instance that the new applicant is rejected or fails to take up the tenancy).

  • Administration fee for Deed of Assignment/amending the deposit protection: £80 (no VAT) per changeover
    (Arranging the changeover in the deposit protection certificate)
  • Deposit re-registration in case of a changeover £45 (no VAT) payable by incoming tenant(s)
  • Deposit deregistration in case of a changeover £35 (no VAT) payable by outgoing tenant(s)
  • Renewal fee (Tenant's share): £100 (no VAT) per Property
    (Contract negotiation, arranging the Tenancy Agreement, 1 hard copy of the new Tenancy Agreement)
  • Out of hours’ services: £30 (no VAT) per hour plus any actual costs incurred
    (Where actions of the Tenant results in the Agent's attendance being required out of the office hours)
  • Unpaid rent: interest at 8% above Bank of England Base Rate from due date
  • Extra copy of the Tenancy Agreement: £10 (no VAT) per copy
  • Extra copy of the Inventory: £10 (no VAT) per copy
  • Future Landlord reference fee: £30 (no VAT) per reference request
    (Collating information and preparing a reference for a future Landlord or Letting Agent)
  • Letter confirming Tenant's residency: £25 (no VAT) per letter
  • Check out fee £35 (no VAT) per Property
  • Deposit deregistration at the end of the Tenancy £35 (no VAT) per Tenancy
  • Deposit return by bank transfer: £15 (no VAT) per bank transfers
  • Additional cheque fee: £8 per (no VAT) per additional cheque
    (Where the deposit is requested to refunded on more than one cheque)
  • Extra administration fee: £25 (no VAT) per action required
    (For late payment reminders or any other action or failed action of Tenant's requiring extra from of the Agent)
  • Receiving payments by cheque: £5 (no VAT) per cheque
  • Cheques presented with insufficient funds, or which do not clear, will incur a charge of £30 (no VAT)

OUR FEES TO LANDLORDS

  • Tenant find: 5% (no VAT) of gross annual rent
    (Collect and remit initial months' rent received, agree collection of any shortfall and payment method, provide tenant with method of payment, deduct any pre-tenancy invoices, make any HMRC deduction)
  • Rent collection: 10% (no VAT) of gross annual rent
    (Collect and remit initial months' rent received, agree collection of any shortfall and payment method, provide tenant with method of payment, deduct any pre-tenancy invoices, make any HMRC deduction)
  • Fully managed: 14.5% (no VAT) of gross annual rent
    (Collect and remit the monthly rent received, pursue non-payment of rent and provide advice on rent arrears actions, deduct commission and other works, advise all relevant utility providers of changes, undertake two inspection visits per annum and notify Landlord of the outcome, arrange repairs and instruct approved contractors -providing two quotes, hold keys throughout the tenancy term)
  • Administration fee: £15 (no VAT) per action
    (Arrange certificates i.e. Gas Safety Certificates, Energy Performance Certificates, etc.)
  • Arrangement of repairs: equivalent to 10% of the total cost of this work
    (Arrangement and supervision)
  • Inventory fee: variable -depending on the number of rooms
    (Preparing an Inventory of the Property)
  • Renewal fee (Landlord's share): 3.5% (Letting only) of gross annual rent
    (Contract negotiation, amending and updating the terms, arranging the new Tenancy Agreement)
