Selling Your Property

Step 1 - About Your Property

We will advise you how much your property is worth by telling you of similar properties that have sold in the area and the prices achieved. We will give you an honest appraisal of the value of your property and the current market conditions. We offer a free valuation if the property is put on the open market with us. All you have to do is give us a call to arrange a mutually convenient time for one of our trained valuers to come around.

Step 2 - The Valuation

Our valuer will carry out an inspection of your property and prepare a detail sheet for your approval. Your instruction to sell will be confirmed by us in writing, as will details of our competitive fees and terms of our business. We work a “No Sale No Fee” basis, but if other terms are agreed with you we will confirm these in writing to you.

Step 3 - Marketing Your Property

  • Regular local (and, if appropriate, national) newspaper/magazine/radio/internet advertising
  • Photographs of your property for advertisement on both our internet website and other sites or magazines that we utilise for this purpose
  • Erect a For Sale board (with your permission)
  • Viewings arranged and if we hold keys accompanied viewings by a member of our staff
  • Display a selection showing our latest properties for sale in the front of our offices for good public advertising
  • Place your property on our advanced database to match it with prospective tenants, so we can circulate your property details to applicants already on our waiting list and to new applicants registering with us on a daily basis

Step 4 - Offers

When a purchaser puts forward an offer on your property, whether it is the asking price or below, we will inform you immediately. If an offer is accepted by vourseif we will inform the appointed solicitors/conveyancers acting for both parties and the full details of the transaction will be forwarded to all involved. From then on we will keep in regular contact with all parties, including those further along the chain to help your purchase through to exchange of contracts. If you wish we can help you apply for a mortgage.

Step 5 - Exchange of Contracts

This occurs when both parties have signed their contracts. Upon this both parties become legally committed to the transaction. Also our agreed commission becomes payable and, unless otherwise stated, this is paid to us by your solicitor/conveyancer upon completion.

Step 6 - Completion

Usually this takes place about 2 to 4 weeks after exchange of contracts. On completion day you must move out. If you wish we will hold keys and only release them to the purchaser when your solicitor advises that all monies have been received.
